Just off the Parrog Road this large newly built double-fronted detached house enjoys a quiet position and offers very high quality accommodation. There are also superb sea-views from the upstairs (over the roof of a neighbouring bungalow) and Parrog beach is just a 10 minute walk from the property and the Coastal Path. Newport is considered the Pearl of the Pembrokeshire coastline and it is easy to see why - as it offers two beaches in an idyllic setting at the foot of Carn Ingli Mountain with a Norman castle and church nestled on the hillside. Newport also offers an excellent range of small individual shops, galleries, restaurants and pubs - catering for your every need.
Entrance is into the large hallway and through to the spacious kitchen/dining room with oak-effect flooring and a range of fully fitted oak units incorporating a large Rangemaster gas stove with a double-oven, grill and five cooking rings, microwave oven, dishwasher, fridge freezer and double sink. Radio/CD stereo. The dining area overlooks the patio, and has a large dining table with 8 chairs. The adjacent utility room has an automatic washing machine, tumble drier, sink and fitted cupboards. There is a downstairs WC with wash hand basin. The sitting room is very large and has wooden floorboards with rugs, gas fire, a bay window to the fore and patio doors to the rear which lead you to the rear courtyard and the raised lawn and garden. The sitting room is furnished with comfortable seating for seven, 32" LCD colour TV with Sky Freeview (200+ channels), DVD player and occasional furniture. There is a second sitting room which has comfortable seating and a good supply of reading books and games for quiet times. There are four bedrooms. Bedroom one has a roof terrace overlooking the garden, it is furnished with a kingsize bed, co-ordinating bedroom furniture and has an en-suite shower room with a double shower, WC and wash hand basin. Bedroom two has a sea view, double bed, walk-in wardrobe and co-ordinating bedroom furniture. Bedroom three has a sea view, single bed and bedroom furniture. Bedroom four has a sea view, twin beds and bedroom furniture. A travel cot and booster seat are available. The family bathroom is fitted with a freestanding double ended roll top bath, shower cubicle, WC and wash hand basin. All the beds will be made up with fresh linen and duvets for your arrival. There is full gas central heating throughout the property, the cost of which is included from May to September but charged at a flat rate of £25 per week (payable to owner) at all other times. The enclosed pretty garden has a patio area which is accessed either from the dining area or the sitting room and has a garden table and chairs. Nine steps lead to the slightly sloped lawned area including mature trees and borders. NB. Young children will require supervision. One very well-behaved pet is welcome but restricted to the kitchen and utility room. Llys-y-Coed is a non-smoking property. There is parking for two cars along the left hand side of the property.
