Situated just half a mile from the harbour and beach in New Quay where resident bottlenose dolphins are daily visitors, this large detached property, with sea views, makes a great holiday home from home. The house is within walking distance of restaurants and pubs and there are plenty of places of interest to visit in the area. The Ceredigion Heritage Coastline is truly beautiful and there are some superb walks just waiting to be taken. Aberaeron is a 10 minute drive, Cardigan 20 minutes and Aberystwyth half an hour.

Accommodation

The entrance hall leads through to the spacious main lounge and dining room which has an open fire and large patio doors opening onto the garden. The sitting area is by the fire and has a large curved three piece suite, coffee table, colour TV, Freeview and DVD player. The dining area has a large polished dining table and 8 dining chairs. The second sitting room has an ornamental fireplace, 2 sofas, an armchair, occasional furniture and a selection of books and games. The kitchen has a range of beech wood fitted units incorporating an electric fan assisted oven, ceramic hob, dishwasher and a fridge freezer. There is a breakfast table with 6 chairs and a door leads to the lovely decked area with a table and chairs (ideal for al fresco meals). An outside utility storeroom houses the automatic washing machine, tumble drier and central heating boiler. There is also an outside WC and wash hand basin. Upstairs there are 4 bedrooms. Bedroom 1 has a sea view and is furnished with a double bed, bedside shelves and lights, wardrobe and dressing table. The en suite shower room has a shower, WC and wash hand basin. Bedroom 2 has a double bed, bedside tables, wardrobe, dressing table and a vanity sink. Bedroom 3 has modern bunk beds with a 4' bed on the bottom and a 3' bed on the top, wardrobe and chest of drawers. Bedroom 4 has painted floorboards, 3' bunk beds, wardrobe and chest of drawers. The beds all have duvets and will be made up with fresh bedlinen for your arrival. The family bathroom has a suite of bath, separate shower cubicle, WC and wash hand basin. Towels are available to hire at £3 per guest (not beach towels). A travel cot, highchair and stair gate are available on request. Sorry no pets. No smoking in the property. There is full oil central heating throughout - this is included from May to September and charged at a flat rate of £30 per week at all other times. In the colder months a basket of logs will be provided - they can be purchased, on an honesty basis, from the owner's own supply thereafter. There is off road parking for 3 or 4 cars. The large lawned and planted garden surrounds the property - very young children should be supervised. The decked area has a teak table and chairs and a sea view.
